Due Diligence Services
Property and business transactions can often require a range of
environmental and geotechnical services. GeoInsight assists clients in identifying the issues that may
represent present or future liabilities. These liabilities may result from environmental regulations governing such issues
as asbestos, lead-based paint, emissions, and soil and ground water contamination, or they may
concern a septic system or leaking underground or aboveground storage tanks. GeoInsight’s
services can expose potential liabilities, minimize financial risks, and smooth the process of
transferring permits.
Our real estate business transaction
due diligence services include:
| Federal, state, and local agency file reviews to
evaluate permit compliance history; hazardous waste use, disposal, and compliance history; historical property usage;
and potential impacts from abutting properties.
Environmental compliance evaluations and
auditing to evaluate environmental permits and compliance requirements and to identify current operations that are not
in compliance.
Geotechnical investigations to evaluate potential
subsurface effects on new and existing development; assess the integrity of foundations, retaining walls, and slopes; and
assess water control requirements.
Site investigation to characterize indoor, outdoor, and
subsurface contaminants that may be present on the property and determine whether they will pose liability or deed
restrictions on the new owner or will require response actions to comply with applicable regulations.
Remedial action assessments to evaluate remedial
options to address contamination, the cost to implement response actions, and measures to control or cap liabilities
and costs.
